This project is a 26,000 SF neighborhood retail center in an up-and-coming suburb of Kansas City. This center was 100% leased at time of purchase but still has several value-add opportunities. New parking lot, signage, and a few under market leases are a few of the items to be fixed.

Freestate Business Center

Free State Business Center is a 38,000 square foot class B office complex on the West side of Lawrence, KS. Built in 1996 and extensively remodeled in 2018 by our ownership group. The complex offers large single use suites as well as a very successful shared office program for single office users.

Hawks West Office Complex, Lawrence, KS

Hawks West is a 28,000 SF office complex in West Lawrence. Home to several medical clients as well as Social Security Administration offices. Upgraded exterior, signage, and extensive remodel of 4,000 SF of office space.

Flats at West End, Muncie, IN

Harvard Square, Lawrence, KS

Four Wheel Drive Townhomes, Lawrence, KS

Eagle Ridge, Lawrence, KS

The property consists of a 2-story garden/ low-rise apartment complex containing 148 residential apartment units. The units are comprised of 116 super studios and 32 two bedroom units. The property is undergoing interior and exterior improvements that include new color scheme, upgraded flooring and lighting.

Owens Lake Commons, Walbridge, OH

Owens Lake Commons was purchased in late 2013 and has 84 units totaling 327 beds. The property was built in 2006 to serve the students at nearby Owens Lake Community College. The property has a complete amenity package include pool, game room, fitness room, movie theatre, tanning and shuttle service.

Maple Brooke, Kalamazoo, MI

The property was purchased in 2013 as a complementary property to Western Pines in Kalamazoo. Maple Brooke consists of 65 units with 114 beds and was a stabilized multifamily asset when purchased.

Western Pines Apartments, Kalamazoo, MI

Western Pines Apartments purchased in October of 2012 is less than one mile to Western Michigan University. The property is comprised of 88 garden style units with a mix of 2 and 3 bedroom units in a low density setting. The property was a stable asset when purchased.

Village Apartments, Emporia, KS

Purchased 103 unit apartment complex with 145 bedrooms in August of 2005. The property serves students at nearby Emporia State University in Emporia, Kansas.

Meadowbrook, Warrensburg, MO

Project was purchased in November 2006. Meadowbrook consists of 144 bedrooms in 71 units and serves Central Missouri State University in Warrensburg, Missouri and Whiteman Air Force base in Knob Noster.

Quadrangle Apartments, Carbondale, IL

The Quadrangle Apartments is a 117 unit, 253 bed apartment community located across the street from Southern Illinois University. The Quads was purchased in May of 2007. Dave Kelsey Multifamily also owns 6.5 acres of prime student housing development land adjacent to current project.

Cardinal Pointe Apartments, Muncie, IN

Cardinal Pointe Apartments is a 178 unit, 252 bed, grouping of four garden style apartment communities located in close proximity to Ball State University. The initial 146 units were purchased in December of 2007. The additional 32 units were purchased in November of 2008.

Broadway @ 1902, Pittsburg, KS

Broadway @ 1902 is a 165 unit, 221 bed, garden style apartment community located across the street from Pittsburg State University. The 165 units were purchased in January of 2008. Since the purchase, the physical property has been improved with new windows, new roofs, and a pool.

Parkview Apartments, Emporia, KS

Parkview Apartments was purchased in 2006 and sold is 2018. It is a garden style apartment complex serving Emporia State University students. The partners made improvements to the property, increasing rents and managing expenses. Significant cash on cash returns were realized during the ownership of the asset as well as a large capital gain at the exit.

University Hills Apartments, Toledo, OH

University Hills Apartments was purchased in 2012 and sold in 2014. The property is a garden style apartment community that sits adjacent to the University of Toledo. Improvements were made to the property to increase occupancy and drive rents. Significant monthly cash distributions were paid during the ownership of the asset, with a significant capital gain at the exit.

Beacon Hill, Chesterfield & Kensington Apartments, Muncie, IN

This group of garden style apartments is located just off the campus of Ball State University. The properties were purchased in 2011 and sold in 2014. The partners were able to significantly increase rents through cosmetic unit upgrades and renovating the leasing office and club house. The partners realized impressive monthly cash distributions during the ownership of the asset, with a significant capital gain at the exit.

Sooner Crossing Apartments, Norman, OK

Sooner Crossing is a garden style apartment complex located near the University of Oklahoma. Purchased in 2008 and sold in 2013, the partners repositioned this asset through a true value add program. Occupancy increased to over 95% annually through the ownership of the asset. Impressive cash on cash during the ownership of the asset and significant capital gain at sale were realized.

Oakwood Apartments, Springfield, MO

Oakwood Terrace is a town home community located one mile from Missouri State University. The property was purchased in 2006 and sold in late 2007. A true value add opportunity, the partners aggressively marketed to students and rolled their upgrades to the units, allowing increased rents and occupancy. Colony Apartments was a garden style apartment community located near Texas State University. The property was purchased in 2008 and sold in 2010. During that time the partners were able to increase monthly rents and occupancy. Significant monthly cash distributions were paid during the ownership of the asset, with a significant capital gain at the exit.

Bluestem Apartments, Emporia, KS

Complete remodel and repositioning of 100 units with 196 bedrooms community in Emporia, Kansas. Improvements include new appliances, adding dishwashers and microwaves, new flooring, lighting, countertops, and new bathrooms. Improvements were designed to attract Emporia State University students and first time renters.

Woodward, Lawrence, KS

Woodward Apartments is located in Lawrence, Kansas and serves students of Kansas University. The project was purchased in September of 2003 and consists of 83 bedrooms and 42 units.

The Woods of Old West Lawrence, Lawrence, KS

Complete repositioning project located in Lawrence, Kansas and purchased in February of 2011. The project includes 40 units with 80 bedrooms and is located conveniently to Kansas University. The repositioning will include new windows, roofing, siding, painting, and landscaping. When complete the property will be geared toward students of Kansas University. The project is expected to generate returns in excess of 30%.

Hillview Apartments is a 37 unit apartment complex in South Lawrence. Property consist of 1 and 2 bedroom units filling a niche for affordable housing.
